Photo Eyes, Springs and Bottom Brackets
Three Parts, One Reason to Group Them
The photo eyes, the springs and the bottom brackets have nothing to do with each other mechanically. They sit together on this page because every one of them is a component where the door can behave perfectly while the part is wrong, and where being wrong is a safety matter rather than an inconvenience.
Each of the three below is a job we ran in Huntington Beach.
Heil Ave: The Eyes Were Too High
Complaint was a door reversing at random on warm afternoons. Classic sensor alignment symptom, and half of those calls really are just a bracket knocked by a bicycle.
Not this one. Both eyes were screwed to the vertical track at roughly two feet off the slab, which is about knee height on an adult.
UL 325 is the entrapment protection standard that residential openers are built to, and it puts the sensor beam no higher than six inches above the floor. That number is not arbitrary. The beam exists to detect a small child or a pet lying under a closing door, and neither of those is two feet tall lying down. A beam at knee height passes straight over the thing it was installed to protect.
The door still stopped when you waved an arm through it, which is exactly why nobody had questioned the height. It looked like it worked.
We fitted new low brackets, ran the wiring down, aligned both eyes until the indicator was steady rather than flickering, and then tested it with a length of timber laid flat under the door path rather than with a hand. A hand is the wrong test object. It is too high and it moves.
If you want to check yours tonight, lay a piece of two by four flat on the floor in the door opening and close the door on it. It should reverse. Then measure how far up the sensors are.
Algonquin St: Two Springs That Were Never a Pair
Torsion springs on one shaft, different wire gauges, fitted by a previous company at some point nobody could date.
A torsion spring is chosen to counterbalance a specific door weight. Two springs on one shaft share that load, which means they have to be matched to each other and to the door. Mismatched, one side lifts harder than the other, the door racks slightly in the tracks, and the opener quietly makes up the difference on every cycle.
That had been going on for years. The door sat heavy on the left. The rollers on that side were worn noticeably faster than the other three. The opener was running warm.
We fitted a matched pair sized to the actual door weight, wound to the correct turn count for the door height, then balanced it by hand at three separate heights before the opener went back on. A door that holds at knee height, waist height and shoulder height is balanced. A door that holds at one of those is a coincidence.
Spring cycle ratings are worth understanding while we are here. A standard spring is rated around ten thousand cycles, a high cycle spring around twice that or more. One cycle is one up and one down. A household that opens the door six times a day gets through a standard spring in about four and a half years, which is why springs fail sooner in a house with teenagers and a home office than in a house with one car.
Adams Ave: A Socket on the Bottom Bracket
The homeowner had a wrench on the bottom bracket bolts with the torsion springs still fully wound. He felt the bracket shift and stopped, which is the only reason this is a story about a repair.
The bottom bracket is the fitting at each lower corner of the door where the lift cable terminates. With the springs wound, that bracket carries the entire lift load of the door through two bolts. Undo them and the bracket departs at speed, with the cable, and it is the component behind most of the serious injuries this trade sees.
That is why the bracket is usually stamped with a warning, and why the warning is one of the few in this trade that is not overcautious.
We released spring tension with winding bars, replaced a bracket whose bolt holes had already started to elongate, fitted new cable ends, rewound and rebalanced. About an hour and a half.

What This Work Costs
Sensor correction, including new low brackets, alignment and a board test, generally runs between one hundred and twenty and two hundred and sixty dollars.
Spring, cable or bracket work generally runs between two hundred and twenty and five hundred and eighty dollars depending on which parts, whether it is a single or a pair, and what the previous fitter left behind.
